Usually seconds. Parcel Reports are generated on demand and pulled directly from our back-end database, so what you receive reflects the most current information we hold for that jurisdiction.

We'll tell you before you pay for anything. If our records show that the parcel sits in an unzoned area, we'll flag it at the coverage check. You're welcome to proceed with the purchase; some want this information, because they need documented confirmation that the parcel is unzoned.

Every zoning district that applies to the property appears in the Parcel Report: the base district first, followed by any overlay district(s), each with its own regulations. For the rare properties that have multiple base districts (usually very large properties), we provide all base district information as well as any overlay district(s).

Yes. Parcel Reports are yours to share with clients and to submit as part of a filing.

For residential properties, Parcel Reports include the written regulatory information contemplated by ALTA Table A Items 6(a) and 6(b): the zoning classification, together with setback requirements and height and floor area restrictions. Parcel Reports do not include the graphic depiction of those requirements called for in Item 6(b).
