Why our data is the gold standard
Direct Code Sourcing
Our analysis is rooted in official zoning codes - the texts and maps published by local jurisdictions. We don’t draw from assessors’ maps, third-party aggregated data, or other unreliable, unofficial sources.
Human Verification
Our dataset is created, verified, and updated by human experts, not AI. Every entry undergoes a multi-step review process by team members with expertise spanning law, geography, planning, and data science.
Regular Update Cycles
Recognizing the value of refreshed zoning data, we continuously monitor, track, and input updates, and we regularly conduct full-state and full-metro area reviews.
Frequently asked questions

Any area shown on our coverage map, which is continually expanding.

Zoning Slices flatten the zoning map into a single non-overlapping layer. Wherever a base district and one or more overlays coincide, we merge them into one polygon (a Slice) and compute the prevailing regulations that actually govern that Slice. Zoning Districts, by contrast, tell you the rules for each zoning district in the selected geography, and provide the individual district polygon, with base and overlay districts provided separately. Zoning Districts show what each district requires or allows; Slices resolve differing regulations to show what governs a given geography.
-
Yes. At your option, Zoning Slices can carry a full slate of dimensional standards, including, but not limited to, floor area ratio, maximum height, lot coverage, minimum lot size, setbacks, and unit size requirements.
-
Unzoned land produces no Zoning Slice polygon, so it appears as a gap in the layer.

Embedding Zoning Slices in an internal tool or platform is permitted under our standard Data Licensing Agreement. Public-facing portals and subscriber-based portals fall outside of our standard agreement; if you're planning either, contact us and we'll discuss custom license terms.
